Dariya is hands down the best real estate agent I've ever met! She is extremely knowledgeable, and does not think twice before going the extra mile for her clients. She helped my husband and I with the purchase of our house, and somehow was able to make things go smoothly, even though we had challenging situations, and were out of town. It is a great feeling to know that I will never need to find another realtor, because I already know the best!!! Highly recommended!
Dariya was a pleasure to work with. She was attentive to my requirements and worked to find me a lovely home. As a first-time home buyer, I also appreciated that Dariya was there to guide me through each step of the process. I would definitely work with Dariya again in the future.
Best at everything!
It was an absolute pleasure working with Dariya to find a home in Toronto. Navigating a high-demand market while living out of town was a huge undertaking, but Dariya went above and beyond to make the entire process manageable, even after we moved into our condo. She is incredibly skilled, attentive, communicative and personable; her knowledge of the market was a vital asset in successfully securing our condo. We are incredibly grateful to Dariya for finding us our home in Toronto; she has our highest recommendation.
Dariya was amazing to deal with! We were let down badly by another real estate agent, and Dariya came to the rescue! We were relocating to Canada from overseas, and Dariya's knowledge and support was a huge help! A dream to work with.
Dariya is incredible! Highly recommend. From the beginning of the process to the very end she was with us the entire way. Toronto is one of the hottest real estate markets in the world but Dariya made anything and everything seem possible. She is a pro and made sure to consider all of the things we were looking for when it comes to wish lists, location etc. I also appreciated her honesty and her experience in the city! Thanks again for your help Dariya!
Working with Dariya was a complete pleasure. Not only was she very professional, extremely reliable, very thorough and being a first time buyer in the city of Toronto we did appreciate her knowledge of different areas in the city. We are very pleased with our new home and wouldn't hesitate to recommend her or work with her again. Thank you Dariya!
We needed to purchase a condo in Toronto but were living on the west coast. Dariya was knowledgeable, very helpful and responded quickly to all of our correspondence. She visited each of the properties, sent us photos and provided her opinion on the condition, amenities and price. We were in very good hands during the offering and negotiations. We would highly recommend her to anyone who needs a realtor in Toronto.
Most people just get on a website like mine and start shopping before they even know what goes into buying a property. The more you know about what you are doing the better experience you will have. Input your email below to download our guide.
A Realtor is so much more than someone who just takes you in showings. The true strength of a Realtor is in the additional value that they bring to the table. Your Realtor should introduce you to the best mortgage broker, lawyer, moving company etc. Your Realtor should know the neighbourhood that you are looking at inside and out. Your Realtor should be an expert negotiator and provide insight into how much you should spend on a particular property.
The biggest mistake that most buyers make is going online and using a “what can I afford” calculator to determine their budget. The first step that every buyer should take when purchasing a property is to sit down with a mortgage professional (not your part time cousin) to determine how much you can afford.
The city is a big place with a lot of properties. The more you focus the better chance you have of finding the best property for the best value. If you try to look in too many places it’s like finding a needle in a haystack and ultimately it will leave you frustrated.
Of course we all want a west facing property with views of the city, a massive balcony, split bedrooms and a massive kitchen island. The reality is if you include too many wants in your search you may be left on the sidelines for a long time. Make sure to properly balance your wants vs needs and be realistic about what’s available.
NOW you can start your property search, and every serious buyer needs to be getting automatic property updates. It’s a crazy competitive market out there right now and buyers need every advantage they can get. Our automatic property updates services makes sure that you get the properties that Dariyaer most to you delivered to your inbox the second they hit the market. This is 24/48 hours faster than you will see listings on Realtor.ca or most other Realtor’s websites! You can sign up in a couple of seconds by clicking the button below.
Once you find the perfect place you need to move fast! We don’t ever rush our clients, but if you have properly prepared it won’t feel rushed. We know how hard it is to find amazing places and we simply want our clients to have them! When making an offer your Realtor will protect your best interests by including conditions with the offer and negotiating with a maximum price in mind to ensure you don’t overpay or go past your comfort level.
Once an offer is accepted (even before it goes “firm”) you typically have 24 hours to deliver the deposit check to the seller. The deposit amount is negotiated during the offer process but it is typically 5% of the purchase price. If you deliver the check even 1 minute more than 24 hours, the deal is technically void. Moving money isn’t always fast so make sure to have your deposit prepared in advance.
If your offer contained conditions like a finance condition, you have a specific amount of time to “waive” the conditions or the deal will become null and void and your deposit will be returned to you. If you waive the conditions, the deal becomes “firm” a and you are obligated to now close on the property. Neither side can back out at this point.
Your lawyer and mortgage broker will set up meetings with you for a couple of days before closing to sign off on the final documents. At this point your job is to book the movers and get your finances in order. The lawyer will let you know exactly how much you need to bring with you when you meet, but it will include the remained of your downpayment, land transfer tax and legal fees. Once you have done that, you get the keys to your awesome new property!
